What exactly is the Coastal Construction Control Line. Can I build a house in this area?

The Coastal Construction Control Line can be regarded as a set-back line established by the State (DEP). Any proposed construction seaward (or within 50 feet) of this line requires a state permit in addition to a local building permit. The entire process is quite complex and lengthy (usually taking about 12 months for the entire permitting process).
So the answer to your question is yes, you can build a house in the area; but you do have to plan ahead about 1-2 years. We at Giler Urban Design are well versed in coastal design and permitting, and would be please to assist you in developing your property.
Feel free to contact us any time.
Sincerely, Jim Meneely Arch. Project Manager
